Management
Mill House offers a two-tier management program to give our clients the option of paying 9% or 10% of the gross monthly rents. This allows some clients to save on the management fee if they do not need all of our services.
LEVEL ONE: 9% management fee includes:
- Attempting to secure a quality tenant through our on-going marketing program. We personally show property to prospective tenants to ensure the safety of the unit and to answer any questions.
- Mill House uses state-of-the-art YARDI management software for tracking collection of monthly rent and other tenant payments. We aggressively follow-up with late or non-payers. (Mill House has never had to evict a tenant, which is a testament to our quality renters and our procedures.)
- Quickly responding to maintenance request with our 24-hour online maintenance reporting. Mill House uses our partner, Homesmith Maintenance, for all of our general maintenance issues, along with other specialty subcontractors, as needed. Our owners typically allow Mill House to make maintenance decisions for them up to a set dollar amount. When maintenance expenses exceed that amount we communicate with our owners to either get their permission or to alert them to the charge.
- Timely monthly Owner Statements and owner draw checks. Most owners receive their statement and check during the third week of the collection month, barring any holiday delays. If there is any maintenance, then actual invoices are attached for clear record keeping.
- End of Year 1099 tax forms.
- Dealing with any tenant problems or disputes.
LEVEL TWO: 10% management fee includes:
- All the above, plus…
- Hand-delivered owner deposits to local bank accounts, if requested. The owner will still receive their statement and deposit slip via the postal service. We simply ask that you send us a book of imprinted deposit slips.
- Payment of owner’s HOA dues, insurance or tax bills as requested. These bills are deducted from the gross monthly rent and reflected on the owner’s statements. This is our FULL SERVICE package for those owners who travel a lot or those who prefer the “no hassles” approach.
Regardless of the management option you select, Mill House will allow you to feel confident that your investment property is in good, caring hands. We view our properties regularly and make suggestions to our owners about preventative maintenance and we alert them to potential issues that need to be addressed to protect their investment.
